Furnished Housing

What is included in a fully furnished apartment?

Furnished apartments include furniture package, full kitchen, housewares, Wi-Fi internet, and utilities. A queen size bed is standard in each bedroom.

Is parking included in my furnished price?

No, parking is not included. Parking rates will vary depending on what type of parking you request (pending availability) and how many vehicles you have.

Do I need to pay a deposit when renting a short term furnished apartment?

Yes, the required deposits are specific to your exact apartment.

Are all utilities included?

Yes, all utilities are included. You pay one price inclusive of utilities and nothing to connect in your name.

What if my company is signing the lease?

We have a separate corporate application and lease process. If your company is planning on being the leaseholder, they will need to fill out our corporate application and go through the approval process. Please contact [email protected].

What is the minimum lease term length?

31-day minimum lease term for furnished apartments.

What are the qualifications?

All applicants and occupants 18 years of age and older need to complete an application. We run a credit, income, and rental history on every applicant. Please see the Qualification Requirements FAQ.

Do I need renters insurance?

We do not require renter’s insurance however we do require proof of an active liability insurance policy. Policy requirements can be discussed with your sales representative.

Are pets allowed?

Yes, we are very pet-friendly. Please see Pets FAQ.

Can I have guests?

Yes, you are welcome to have guests visit your apartment. Please keep in mind you are responsible for your guests and everyone must abide by the community policies and be compliant with the lease agreement specific for your community.

Can I bring my own furniture?

The fully furnished package comes equipped with the essentials you need on day one of the start of your lease. You are welcome to personalize your apartment but we ask that you remove all personal items when you move out.

Can I pick out the furniture that will be in my new apartment?

We have a list of upgraded furniture options, such as a desk setup, sleeper sofa, or additional TVs. Please ask your sales representative for the list of available upgrades and the cost to do so.

What size bed is included?

Queen-size beds are standard. You can upgrade to a king or twins. Additional fees apply.

Do you offer housekeeping services?

All of our apartments are professionally cleaned prior to your move in. We currently do not offer housekeeping services.

Can I lease online?

Only if you are leasing as an individual. Online applications are not available for companies or corporate housing providers. You will need a furnished quote prior to applying. Please reach out to [email protected].

What is the move out process?

You are required to give a 30 days notice to vacate prior to moving. When you vacate, please remove all personal belongings and all trash. It is expected you leave the apartment in the same condition as you received it.

What if I need to cancel my lease?

Cancelling a lease will be subject to the termination fee as stated in your lease agreement.

Can I extend my lease?

Yes, we allow furnished leases to extend month to month. Month to Month fees may apply. Please remember you are responsible for giving a 30 days’ written notice to vacate.

Corporate Housing

What are the qualifications for companies on a corporate lease?

A company must report credit to Experian Business or Dun & Bradstreet. To request the full list of minimum requirements please contact [email protected]. We charge a $100 application fee to process a corporate application.

What if I am the owner of the company and occupying the apartment home?

The owner must apply and be approved as an individual lease according to the property’s screening standards (credit, income & criminal background) prior to submitting a corporate application. We will then screen the company and add if approved.

What if a company’s employee resides in the home, do they have to complete a background check?

Yes, UDR requires a criminal only background check (forms and photo IDs required) on all occupants 18 years and older – must be provided at least 48 hours before moving in.

What are the standard provisions a Corporate Housing company must follow?

May not lease to your occupants nightly or weekly – minimum 30+ day stay requirements for all occupants. UDR requires background checks (forms and photo IDs required) on all occupants 18 years and older – it must be run by UDR, and cannot be 3rd party screening. Occupant forms and photo IDs must be provided at least 48 hours before move in.

What are the Corporate Premium fees?
