Criminal Background Check

Is a criminal background check required?

All applicants aged 18 and older must submit to a criminal history records check, which UDR conducts for every prospective tenant. Conviction for a crime listed in §§ 8-2A-05 and 8-2A-06 of the Real Property Article of the Annotated Code of Maryland, as amended, or any successor provision, may be considered by UDR only after the extension of a conditional offer. In response to a criminal history records check, you may provide evidence demonstrating inaccuracies in your criminal history records, evidence of rehabilitation, and mitigating factors. An individualized assessment will be conducted where required by applicable law.

What criminal history may disqualify an applicant?

After a conditional offer is extended, UDR may consider felony convictions (including comparable out-of-state or federal convictions), that occurred within 5 years immediately preceding the rental application. Based on the criminal history records check, UDR may withdraw a conditional offer only if it determines the withdrawal is necessary to fulfill a substantial, legitimate, and nondiscriminatory interest. If an offer is withdrawn, you will receive written notice of the specific reason and may request a reassessment.

Renter's Insurance

Is renter’s insurance required?

Yes, applicants must provide a renter’s insurance policy containing at least $200,000 in Personal Liability Insurance prior to move-in.

What if I don't have renter’s insurance?

Are there any exemptions?

Affordable Housing applicants are exempt from this requirement.

Are additional documents needed?

A leaseholder signs the lease and is financially responsible for the apartment, while an occupant lives in the apartment but does not have legal or financial responsibility under the lease.
