Customizations

Can residents mount a TV in their apartment?

Yes. TV mounting is permitted. Holes larger than a dime must be filled upon move out. Staff cannot assist with installation.

Can residents paint their apartment?

No. Painting is permitted at the resident’s expense. Walls must be restored to their original color and condition before move-out, or applicable charges for repainting, priming, and repairs will apply.

Can residents install curtain rods in their apartment?

Yes. Residents may add curtain rods or approved treatments without altering community blinds. At move-out, all hardware must be removed and walls fully restored to move-in condition.

Are grills allowed on patio/ balconies?

No

Can residents decorate their patio/balcony?

Balconies and patios shall be kept neat and clean at all times. No rugs, towels, laundry, clothing, appliances or other items shall be stored, hung or draped on railings or other portions of balconies or patios. Resident shall be mindful that their use of any patios or balconies does not cause any hazards or damage of any kind, or contribute to unsightly appearances on the exterior of the dwelling. No misuse of the space is permitted, including but not limited to, throwing, spilling or pouring liquids or other items, whether intentionally or negligently, over the balconies or patios.

Are satellite dishes allowed on patio/ balconies?

No

Can residents smoke on their patio/balcony?

No

Where should a service request be submitted?

All service requests should be submitted through the UDR Resident App.

Who handles emergency maintenance issues?

Resident should dial the main office number and follow prompts to emergency maintenance.

What qualifies as an emergency service request?

An emergency is any issue that poses an immediate threat to health, safety, property, or essential services and requires urgent attention to prevent further damage or danger.

Who is responsible for replacing smart lock batteries?

We provide Smart Lock batteries at move-in. After that, residents are responsible for replacing them as needed.

What thermostat settings are recommended to conserve energy?

70 - 74 degrees while home and 74-76 degrees away

What actions should be taken if moisture or discoloration is observed in the home?

Resident should immediately submit an emergency maintenance request

What methods help reduce moisture or discoloration in the home?

To reduce moisture and discoloration in an apartment, use dehumidifiers and air conditioners, vent appliances like stoves and dryers to the outside, and use exhaust fans in kitchens and bathrooms. Improve air circulation with fans, open windows to air out rooms, and ensure you promptly clean up any water leaks or spills. For discoloration, clean stains with a paste like baking soda and water and protect surfaces by keeping things dry and well-ventilated.
