Affordable Housing at The Residences on Jamboree

In partnership with the City of Irvine, The Residences on Jamboree is proud to offer affordable housing through the Very Low Income, Low Income, and Moderate Income programs. These programs help expand access to affordable housing in Irvine and ensure that quality homes remain attainable for eligible households over time.

Qualification Requirements

The Program requires that all applicants complete a Tenant Income Certification Form at both Initial Certification and Annual Recertification and provide the following income documents. Additional documents may be requested if needed to determine eligibility. We also require a minimum of 2.5 times the monthly rent to qualify.

  • Paycheck stubs from the three (3) most recent months from every employer for each employed member of the household.

  • If employed and paystubs are not available, we will consider other sources of employment verification, subject to additional documentation and a signed Self Employment Affidavit.

  • Three (3) months of bank statements – all pages from every account. Additional explanation may be required for certain deposits.

  • Account statement reflecting household assets (e.g., savings accounts, stocks, interest-bearing checking accounts). Note: 10% of all household assets over $5,000 are added to your annual gross income.

  • Signed copies of the two (2) most recent income tax returns. If not filed, an IRS confirmation letter is required. Assistance can be provided to obtain this.

  • If receiving other benefits (e.g., Social Security, Disability, Child Support, Alimony, Royalties, Pension, etc.), additional documents may be requested.

This waitlist will be open from December 15, 2025 – February 15, 2026. Applications submitted during the open period will be processed in the order received. Eligible households may be contacted for additional documentation or verification as part of the screening process.
