A vacant or on-notice apartment can be held for a maximum of 14 days.

Income Requirements

What are the income requirements for applicants?

Applicants must have a total household gross monthly income equal to or greater than 2.5x the monthly rent.

What are the income requirements for guarantors?

Guarantors must have an individual gross monthly income equal to or greater than 4x the monthly rent.

Credit History

What credit history is acceptable?

Acceptable credit history is based on several credit reporting factors and is not solely based on the applicant’s credit score.

Are there any credit-related disqualifications?

Yes, applicants with an active bankruptcy (open or filed within the last 2 years) will be denied.

Rental History

How does previous rental history affect my application?

Applicants with negative previous rental history at any UDR community, such as repeat lease violations, payment history issues, or an unpaid balance, may be denied or required to pay an additional security deposit.

Criminal Background Check

Is a criminal background check required?

Yes, all applicants and prospective occupants aged 18 and older must submit an application for a criminal background check.

What criminal history may disqualify an applicant?

UDR considers felony convictions or deferred adjudication within the seven years preceding application, and certain misdemeanor convictions or deferred adjudication for offenses involving physical harm, sex-related offenses, drug-related offenses, or fraud within the three years preceding application.

Renter's Insurance

Is renter’s insurance required?

Yes, applicants must provide a renter’s insurance policy containing at least $200,000 in Personal Liability Insurance prior to move-in.

What if I don't have renter’s insurance?

If proof of insurance is not provided, UDR will procure liability-only insurance coverage on your behalf, and you will be charged accordingly.

Are there any exemptions?

Affordable Housing applicants are exempt from this requirement.

Required Documentation

What identification is needed?

Valid government-issued photo identification is required for all applicants.

Are additional documents needed?

Applicants may be required to provide additional government-issued identification if a fraud alert or credit bureau warning message is returned during the credit screening process.

Leaseholders and Occupants

What's the difference between a leaseholder and an occupant?

A leaseholder signs the lease and is financially responsible for the apartment, while an occupant lives in the apartment but does not have legal or financial responsibility under the lease.

Can a leaseholder be added or removed?

Yes, leaseholders can be added or removed with management approval and the completion of required documentation.

Is there a waitlist for apartments?

No, there is no waitlist for apartments at Sullivan Place.
