The starting rent for one-bedroom apartments at Capitol View on 14th in DC and Silver Spring is $2,481.
Income Requirements
Applicants must have a total household gross monthly income that is equal to or greater than 2.5x the monthly rent. Government Voucher Applicants: Notwithstanding any other screening criteria, for applicants utilizing a government housing voucher, income from the period prior to receipt of the voucher will not be considered, as required by applicable law.
Guarantors must have an individual gross monthly income equal to or greater than 4x the monthly rent.
All prospective leaseholders must provide acceptable proof of income documentation supporting their stated income amount from their rental application within 48 hours from the time it is requested, subject to local laws and regulations. UDR utilizes a third-party vendor, Snappt, to verify proof of income documentation submitted by Applicants and Guarantors. Applicants can either manually upload proof of income documentation or directly connect Snappt with their payroll provider and link their bank to streamline verification. If the applicant is attempting to use a recognized rental assistance program, income will be qualified using the applicant’s portion of monthly rent.
Credit History
Acceptable credit history is based on several credit reporting factors and is not solely based on the applicant’s credit score. Government Voucher Applicants: Notwithstanding any other screening criteria, for applicants utilizing a government housing voucher, credit history from the period prior to receipt of the voucher will not be considered, as required by applicable law.
Yes, applicants with an active bankruptcy (open or filed within the last 2 years) will be denied.
Rental History
UDR does not consider (1) evictions that were filed more than 3 years immediately preceding the rental application or (2) sealed evictions. Government Voucher Applicants: Notwithstanding any other screening criteria, for applicants utilizing a government housing voucher, rental history from the period prior to receipt of the voucher will not be considered, as required by applicable law.
Criminal Background Check
All applicants aged 18 and older must submit to a criminal history records check, which UDR conducts for every prospective tenant. UDR will only consider criminal accusations or convictions as permitted by the District of Columbia's Fair Criminal Record Screening for Housing Act of 2016 (DC FCRSA), as may be amended from time to time, or any successor provision, and only after the extension of a conditional offer. UDR will not consider arrests that did not result in a conviction. An individualized assessment of any criminal background will be conducted as required by applicable law. In response to a criminal history records check, you may provide evidence demonstrating inaccuracies in your criminal history records, evidence of rehabilitation, and mitigating factors.
After extending a conditional offer, UDR may withdraw the offer based on a conviction that occurred within the past seven (7) years only if the conviction is for a crime listed in the DC FCRSA, as amended, or any successor provision, whether committed in the District of Columbia, another state, or the United States, and only if UDR determines that withdrawal achieves a substantial, legitimate, nondiscriminatory interest based on the factors in the DC FCRSA.
Application Screening
A review of the application; credit history, as permitted by applicable law; rental history, as permitted by applicable law; criminal background, as permitted by applicable law; and income, as permitted by applicable law.
Any of these criteria may result in denial in accordance with applicable law. Evictions that have been filed within the last 3 years immediately preceding the date of the rental application, and active bankruptcies (open or filed within the last 2 years immediately preceding the date of the rental application), will result in automatic denial, with exceptions for government voucher holders if it occurred during the period before the voucher was in place.
Applicants have the right to dispute any information UDR relies upon that is inaccurately or incorrectly attributed to the applicant, or that is based upon UDR's use of prohibited criteria. Applicants also have the right to receive a response from us regarding any information they dispute.
Applicants have the right to a refund for any unused application fee.
If you believe that your rights under the Rental Housing Act of 1985, as amended, have been violated, you have a right to file a free administrative complaint with the DC Office of Human Rights (OHR) or pursue civil action via the Superior Court of the District of Columbia.
Renter's Insurance
Yes, applicants must provide a renter’s insurance policy containing at least $200,000 in Personal Liability Insurance prior to move-in.
If proof of insurance is not provided, UDR will procure liability-only insurance coverage on your behalf, and you will be charged accordingly.
Affordable Housing applicants are exempt from this requirement.
Required Documentation
Valid government-issued photo identification is required for all applicants.
Applicants may be required to provide additional government-issued identification if a fraud alert or credit bureau warning message is returned during the credit screening process.
Leaseholders and Occupants
A leaseholder signs the lease and is financially responsible for the apartment, while an occupant lives in the apartment but does not have legal or financial responsibility under the lease.
Yes, leaseholders can be added or removed with management approval and the completion of required documentation.
Waitlist Information
No, there is no waitlist for apartments at Capitol View on 14th.
